PARCEL MAP NO. 60298 – APPROVAL OF FINAL MAP

RECOMMENDED ACTION
1. City Council approve Parcel Map No. 60298;
2. Make findings as follows: (a) that this project is consistent with the provisions of
Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and
(b) that this proposed subdivision, together with the provisions for this design and
improvement, is consistent with the General Plan required by Article 5 (commencing with
Section 65300) of Chapter 3 of Division I of the Government Code, or any specific plan
adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division I
of the Government Code;
3. Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Parcel
Map No. 60298, which indicates that all special assessments levied by the City have been
paid; and
4. Instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 60298, which
embodies the approval of said map.
BACKGROUND
Parcel Map No. 60298 (commercial condominiums - Rye Canyon Business Park) is the only
phase of Tentative Parcel Map No. 60298, which was granted approval by the Planning
Commission on June 1, 2004. This parcel map, consisting of approximately 12.98 acres, is
located at the northeast comer of Constellation Road and Alta Vista Avenue in the Rye Canyon
Business Park, and is owned by Discovery Gateway Spectrum 1, LLC.
This map is a re -subdivision of Parcel 17 as shown on Parcel Map No. 52673-03, and is creating
two lots for commercial condominium purposes (three buildings containing twenty-five units).

Water rights have been secured for the lots. The site is for commercial purposes only and has no
Quimby requirement. Bridge and Thoroughfare fees have been paid.
The conditions set by the City Council have been met, and fees have been paid as indicated on
the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer and is
ready for City Council approval.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to the requirements set forth in
the Subdivision Map Act.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. No impact will be made to the
City's street maintenance budget.
The developer is contributing the following amounts for the purposes described (refer to the
attached Fact Sheet for details):
Bridge and Thoroughfare Fees (Valencia District) $198,720.00
Transit Mitigation Fee: None
Quimby Fee: None

B&T Fee: The project is located in the Valencia Bridge and Thoroughfare District. Fees
were paid by credits issued to Legacy Partners. In accordance with the
Developer Agreement and the Memorandum of Understanding, the projected
total fee is $198,720.00.
Transit Fee: No Transit fees are required for this industrial development.
Quimby Fee: No Quimby fees are required for this industrial development.
School Fees: All appropriate school fees were paid at the time of building permits.
