HomeMy WebLinkAbout2004-08-24 - AGENDA REPORTS - PPROVE PM 26982 (2)Agenda Item:_ I/ CITY OF SANTA CLARITA AGENDA REPORT CONSENT CALENDAR City Manager Approval: Item to be presented by: Christopher Price DATE: August 24, 2004 SUBJECT: PARCEL MAP NO. 26982 (CREEKSIDE ROAD) — APPROVAL OF FINAL MAP DEPARTMENT: Transportation and Engineering Services RECOMMENDED ACTION 1) City Council approve Parcel Map No. 26982 (Creekside Road); 2) Make findings as follows: (a) that this project is consistent with the provisions of Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division I of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division I of the Government Code; 3) Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Parcel Map No. 26982, which indicates that all special assessments levied by the City have been paid; and 4) Instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 26982, which embodies the approval of said map. BACKGROUND Parcel Map No. 26982 (commercial lots - Valencia Auto Center) is the only phase of Tentative Parcel Map No. 26982 which was granted approval by the Planning Commission on July 1, 2003. This parcel map, consisting of approximately 3.96 acres, is located at 23923 and 23955 Creekside Road, between Valencia Boulevard and Auto Center Drive, and is owned by Ted Jr. and Beth Chanock, Toni Kramer, Robert Kramer, Richard Kramer, and Robin Allen. This map is a re -subdivision of Parcel 1, as shown on Parcel Map No. 8374, and is creating two lots for commercial purpose. The site is for commercial purposes only and has no Quimby or Transit fee requirement. The site is fully utilized as an existing automotive dealership; therefore, no Bridge and Thoroughfare fees are required. The conditions set by the City Council have been met. The map has been checked to the satisfaction of the City Engineer and is ready for City Council approval. ALTERNATIVE ACTIONS Staff has not identified any alternative actions that would conform to requirements set forlh in the Subdivision Map Act. FISCAL IMPACT No new public streets are being dedicated to the City by this map. No impact will be made to the City's street maintenance budget.
