COUNCIL APPROVING ZONE CHANGE 04-003 TO CHANGE
THE ZONE FOR 19.53 ACRES OF BUSINESS PARK PLANNED
DEVELOPMENT TO RESIDENTIAL MODERATE LOCATED
ALONG SOLEDAD CANYON ROAD AT PENLON COURT

RECOMMENDED ACTION
City Council adopt an ordinance entitled AN ORDINANCE OF THE CITY COUNCIL
OF THE CITY OF SANTA CLARITA APPROVING ZONE CHANGE 04-003 (MASTER
CASE 04-443) TO CHANGE THE 19.53 -ACRE PROJECT SITE FROM BUSINESS PARK
PLANNED DEVELOPMENT (BP PD) TO RESIDENTIAL MODERATE (RM) LOCATED AT
THE INTERSECTION OF SOLEDAD CANYON ROAD AND PENLON ROAD IN THE
CITY OF SANTA CLARITA
BACKGROUND
On June 28, 2005, the City Council adopted the Mitigated Negative Declaration and approved
Master Case 04-443 consisting of Tentative Tract Map 62343 and the associated entitlements for
a 147 unit single family detached condominium development at the intersection of Soledad
Canyon Road and Penlon Court. The City Council introduced the ordinance to change the land
use designation and zone of 19.53 acres of the project site from Business Park Planned
Development to Residential Moderate (Exhibit B). Upon adoption of the Mitigated Negative
Declaration and approval of the project, the City Council passed the ordinance to a second
reading for tonight's meeting.

No fiscal impact will result from the adoption of the ordinance.

RESIDENTIAL MODERATE (RM) LOCATED AT THE INTERSECTION OF SOLEDAD
CANYON ROAD AND PENLON ROAD IN THE CITY OF SANTA CLARITA
by the following vote:
AYES: Weste, Kellar, Ferry, Smyth
NOES: None .
ABSENT: McLean
A certified copy of the complete text of the ordinance is posted and may be read in the City Clerk's
Office, 23920 Valencia Boulevard, Suite 304, Santa Clarita, and/or a copy may be obtained from that
office.
