TRACT MAP NO. 62464 (CONVERSION TO
RESIDENTIAL/COMMERCIAL CONDOMINIUMS -
SOUTHWESTERLY CORNER OF MCBEAN PARKWAY AND
MAGIC MOUNTAIN PARKWAY) - APPROVAL OF FINAL MAP
Public Works
1. City Council approve Tract Map No. 62464 (Conversion to residential/commercial
condominiums - southwesterly corner of McBean Parkway and Magic Mountain Parkway);
2. Make findings as follows: (a) that this project is consistent with the provisions of Sections
66424, 66427, 66474, and 66474.1 of the Subdivision Map Act and should be approved, and
(b) that this proposed subdivision, together with the provisions for this design and
improvement, is consistent with the General Plan required by Article 5 (commencing with
Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan
adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1
of the Government Code;
3. Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Tract
Map No. 62464, which indicates that all special assessments levied by the City have been
paid;
4. Instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 62464, which
embodies the approval of said maps and the acceptance of the dedications shown thereon;
and
5. Instruct the City Engineer to endorse the Certificate on the face of Tract Map No. 62464,
which provides for verification of substantial conformance with the Tentative Map and all
provisions of local ordinances and state laws applicable at the time of approval.

BACKGROUND
Tentative Tract Map No. 62464 (Conversion to residential/commercial condominiums -
southwesterly corner of McBean Parkway and Magic Mountain Parkway) was deemed to be in
substantial conformance with the principles and standards required by the Unified Development
Code and approved by the Planning Commission on May 17, 2005. The map consists of
approximately 7.86 acres located at the southwesterly corner of McBean Parkway and Magic
Mountain Parkway, and is owned by Prado Town Center West, LLC, a Delaware Limited
Liability Company.
The map is a subdivision of a portion of Parcel 2 of Parcel Map No. 20795, and is creating one
lot and converting the existing mixed use development of 341 apartment units and 7,662 square
feet of commercial area to air space condominium units. Water rights have been secured for the
lot. Quimby and Transit impact fee requirements were satisfied prior to occupancy of the
original apartment units (the Lodge at Town Center). Bridge and Thoroughfare (B&T) fees
totaling $372,713.00 (the difference between the previously paid apartment rate of 0.7 and the
condominium rate of 0.8, per current Valencia B&T District fees) have been fully satisfied, as
stipulated in the Conditions of Approval.
The conditions set by the Planning Division staff have been met, and fees and the map have been
checked to the satisfaction of the City Engineer and are ready for City Council approval and
acceptance of the dedications.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. No impact will be made to the
City's Street Maintenance Budget.
The developer is contributing the following amounts for the purposes described below:
Bridge and Thoroughfare Fee: $372,713.00
(Valencia District, Account No. 304-6191)
Transit Mitigation Fee: N/A
Quimby Fee: N/A
