City Council approve Tract Map No. 65058 (Commercial Condominiums — Rye Canyon Business Park); 2. Make findings as follows: (a) that this project is consistent with the provisions of Sections 66424, 66427, 66474, and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; 3. Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Tract Map No. 65058, which indicates that all special assessments levied by the City have been paid; 4. Instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 65058, which embodies the approval of said maps and the acceptance of the dedications shown thereon; and S. Instruct the City Engineer to endorse the Certificate on the face of Tract Map No. 65058, which provides for verification of substantial conformance with the Tentative Map and all provisions of local ordinances and state laws applicable at the time of approval. U. P P OVEo BACKGROUND Tentative Tract Map No. 65058 (Commercial Condominiums — Rye Canyon Business Park) was deemed to be in substantial conformance with the principles and standards required by the Unified Development Code and approved by the Planning Commission on March 21, 2006. The map consists of approximately 5.43 acres, is located on the northeast comer of Kelly Johnson Parkway and Constellation Road intersection, and is owned by Rye Canyon Office Condos, LLC, a California Limited Liability Company. The map is a subdivision of Lot 23 of Tract Map No. 52673-03, and is creating one lot with 36 commercial condominium air space units. Water rights have been secured for the lot. The site is for commercial purposes only and has no Quimby and Transit impact fee requirements. Bridge and Thoroughfare (B&T) fees totaling $118,686.00 (per current Valencia B&T District fees) have been fully satisfied, as stipulated in the Conditions of Approval. The conditions set by the Planning Division staff have been met, and fees and the map have been checked to the satisfaction of the City Engineer and are ready for City Council approval and acceptance of the dedications. ALTERNATIVE ACTIONS Staff has not identified any alternative actions that would conform to requirements set forth in the Subdivision Map Act. FISCAL IMPACT No new public streets are being dedicated to the City by this map. No impact will be made to the City's Street Maintenance Budget.
