APPROVAL OF THE SALE OF APN 2844-001-907, APN
2844-001-908 AND APN 2844-001-913, CITY OWNED
PROPERTIES, TO MR. IRA M. ROBB

RECOMMENDED ACTION
City Council approve and authorize the City Manager, or designee, to execute an agreement with
Mr. Ira M. Robb for the sale of APN 2844-001-907, 908, and 909, City owned properties, and to
execute any documents related to the sale, subject to City Attorney approval.
BACKGROUND
Since 2005, staff has been in negotiations with three individuals who own the various adjacent
properties located near the southeast corner of the intersection at Sierra Highway and Soledad
Canyon Road. The intent of the negotiations is to seek a partnership between the property
owners and the City which would lead to the master planning and revitalization of their collective
properties.
The City is not currently utilizing these properties and has no future plans for the properties.
They are contiguous to Mr. Robb's property and can be used as part of a future mixed use
development that will help revitalize the area.
The proposed agreement between the City of Santa Clarita and Mr. Ira M. Robb, one of the three
private property owners who's existing property would be part of the revitalization project would:
Authorize the sale of three City owned properties totalling 1.3 acres at fair market value as
determined by an appraisal of the property;
Obligate Mr. Robb to perform bank restoration along the Class One bike trail. The resulting

restoration work will provide erosion control not only to the Class One bike trail, but to the
adjacent private properties as well;
• Obligate Mr. Robb to negotiate in good faith with the other two property owners to develop a
master plan for their collective properties.
ALTERNATIVE ACTIONS
Other actions as determined by the City Council.
FISCAL IMPACT
The City of Santa Clarita will provide an appraisal of the property to be sold. The cost estimate
for the appraisal is $3,700. Upon the sale of the property, and before the close of escrow, the
City would receive revenues equaling the full amount of the appraised properties value from Mr.
Robb.
