SUBJECT: APPROVAL OF SALE PRICE FOR CHAPTER 8 AGREEMENT
NO. 2501 - AGREEMENT TO PURCHASE LOS ANGELES
COUNTY TAX -DEFAULTED PROPERTY BETWEEN LOS
ANGELES COUNTY AND MOUNTAINS RECREATION AND
CONSERVATION AUTHORITY, APN 2807-038-040

RECOMMENDED ACTION
City Council approve the sale price for Chapter 8 Agreement No. 2501, Agreement to Purchase
Los Angeles County Tax -Defaulted Property APN No. 2807-038-040, between the County of
Los Angeles and the Mountains Recreation and Conservation Authority; and authorize the City
Manager or designee to execute all documents, subject to City Attorney approval.
BACKGROUND
Pursuant to the provisions of Chapter 8 of the Los Angeles County Revenue and Taxation Code,
governing and non-profit agencies may enjoy priority to purchase tax -defaulted properties for
public use purposes prior to, or while, the properties are publicly auctioned by the County.
Tax -Defaulted Property APN No. 2807-038-040, a strip lot located near the aqueduct, totals 0.73
acres/31,681 square feet. Located within the City of Santa Clarita's jurisdiction, the parcel is
being sold to the Mountains Recreation and Conservation Authority by Los Angeles County for
delinquent property taxes. Under the terms of the Chapter 8 process, the City reviewed the parcel
and determined there was no current or future need for the property, and declined to purchase it.
The County of Los Angeles and the Mountains Recreation and Conservation Authority have
entered into an Agreement to Purchase Tax -Defaulted Property APN No. 2807-038-040.
In order for the transaction to take place in accordance with the Chapter 8 process, the City must
approve the sale price and sign the Agreement, as the property is within the City's boundary. The
City was previously notified that this parcel was available for purchase, and determined there
was no current or future need, and declined to purchase it. The sale price is estimated at
$1,918.00. The City will not contribute funds, and will not acquire any interest in the property.
