RESTRICT RESIDENTIAL CONSTRUCTION IN A SMALL
AREA OF BRIDGEPORT

RECOMMENDED ACTION
City Council adopt a resolution for the abandonment of the dedication made to the City of Santa
Clarita under Tract Map No. 52986, Lot 83, and direct the City Clerk to record the certified
original resolution in the Office of the Registrar -Recorder of the County of Los Angeles.
BACKGROUND
Richmond American Homes has requested to vacate the right to restrict residential construction
within an area of Lot 83 (approximately 1,300 square feet) dedicated to the City by Tract Map
No. 52986, which is located between Newhall Ranch Road and Windward Lane in the
Bridgeport area.
The right to restrict residential construction vacated by this action was shown on the map for
Tract Map No. 52986 by the engineer of record. Subsequent to recordation, it was determined
that the existing lot line did not match the landscape improvements installed as part of Lot 33.
Richmond American Homes consequently submitted a Lot Line Adjustment to the City to correct
the lot line location. The Lot Line Adjustment was approved by the Planning Division; however,
prior to recordation, a vacation of the right to restrict residential construction has to be approved
and a resolution to vacate recorded by the City.
Pursuant to Section 66477.2 (c) of the Government Code of the State of California, offers of
dedication, which are covered by Subdivision (a) may be terminated and abandoned in the same
manner as prescribed for the summary vacation of streets by Part 3 of Division 9 of the Streets
and Highways Code.
There will be no additional homes constructed as part of this action.
