RECOMMENDED ACTION
1. City Council approve Tract Map No. 68286 (Commercial Condominiums - Centre Pointe
Business Park);
2. Make findings as follows: (a) that this project is consistent with the provisions of Sections
66474 and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this
proposed subdivision, together with the provisions for this design and improvement, is
consistent with the General Plan required by Article 5 (commencing with Section 65300) of
Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to
Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government
Code.
3. Instruct the Director of Administrative Services to endorse the Special Assessment Certificate
on the face of Tract Map No. 68286, which indicates that all special assessments levied by
the City have been paid;
4. Instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 68286, which
embodies the approval of said map and the acceptance of the dedications shown thereon; and
Instruct the City Engineer to endorse the Statement on the face of Tract Map No. 68286,
which provides for verification of substantial conformance with the Tentative Map and all
provisions of local ordinances and state laws applicable at the time of approval.

BACKGROUND
Tract Map No. 68286 (Commercial Condominiums - Centre Pointe Business Park) is the only
phase of Tentative Tract Map No. 68286, which was deemed to be in substantial conformance
with the principles and standards required by the Unified Development Code and approved by
the Planning Commission on May 1, 2007. The map consists of approximately 4.9 acres, is
located on Summit Circle, 250 feet northerly of Ferry Court, and is owned by CMD Centre
Pointe Partners, LLC, a California Limited Liability Company.
This map is a subdivision of portions of Lots 5 through 7 of Tract No. 42670-04, and is creating
one lot with 12 commercial condominium units within six buildings. No new construction is
proposed for this subdivision. Water rights have been secured for the lot. The site is for
commercial purposes only and has no Quimby or Transit impact fee requirements. Bridge and
Thoroughfare (B&T) fees were previously paid at building permit, per the Centre Pointe
Business Park Development Agreement.
The conditions set by the Planning Commission have been met and fees have been paid as
indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City
Engineer and is ready for City Council approval and acceptance of the dedications.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. No impact will be made to the
City's Street Maintenance Budget.
The site is for commercial purposes only and has no Quimby or Transit impact fee requirements.
Bridge and Thoroughfare (B&T) fees were previously paid at building permit, per the Centre
Pointe Business Park Development Agreement.
