SUBJECT: PURCHASE AND SALE EXCHANGE OF REAL PROPERTY
WITH LOS ANGELES COUNTY, PORTIONS OF ASSESSOR
PARCEL NOS. 2864-003-916 AND 2864-003-918/PARCEL
6-13EX.1, VIA PRINCESSA METROLINK STATION AT
WEYERHAEUSER WAY

RECOMMENDED ACTION
1. City Council approve the purchase and sale exchange with Los Angeles County to purchase
11,984 square feet of real property, a portion of Assessor Parcel No. 2864-003-918/ Parcel
6-13EX.1, in exchange for 4,326 square feet of parcel 2864-003-916 and $21,060.00.
2. Appropriate $21,060.00 in funds from fund 206 Local Return fund balance to expenditure
Account No. 4150-8620 for the purchase and sale exchange of the property.
3. Authorize the City Manager or designee to execute all documents, subject to City Attorney
approval.
BACKGROUND
In response to the Northridge earthquake, the Via Princessa Metrolink Station was constructed on
County -owned land. After construction, the City purchased the land from the County.
Subsequent analysis found that a portion of the parking lot remained in the County's possession.
Both the City and the County have expressed a desire to correct the lot lines and areas of
ownership to reflect the actual location of the City -owned improvements.
On December 15, 2004, Los Angeles County sent a letter to the City of Santa Clarita offering to
sell various excess parcels created after the construction of area roads. After examining the
affected properties, the County has offered to sell to the City 11,984 square feet that is currently
improved as a parking lot for the Via Princessa Metrolink Station. The County's proposal
includes the exchange of 4,326 square feet from the City (a portion of an adjacent parcel) and an
additional $21,060 ($2.75 per square foot) purchase price for the differences in size of the
exchange properties. This purchase and exchange transaction will correct the current situation of
City -owned improvements on County land.

FISCAL IMPACT
Appropriation of $21,060.00 from fund 206 Local Return fund balance to expenditure Account
No. 4150-8620 will be necessary to fund this action.
