SUBJECT: TRACT MAP NO. 61811 (CONDOMINIUMS, MILESTONE AT
GOLDEN VALLEY ROAD) - APPROVAL OF FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
1. City Council approve Tract Map No. 61811 (Condominiums, Milestone at Golden Valley
Road);
2. Accept on behalf of the public, the offers of dedication and grant for public use, the right to
restrict direct vehicular ingress and egress to Robert C. Lee Parkway; the easements for
sanitary sewers and sanitary sewer ingress and egress purposes; all sanitary sewers and
appurtenant structures; the right to prohibit the erection or construction of any buildings or
structures within the restricted use areas so designated on the map;
3. Make findings as follows: (a) that this project is consistent with the provisions of Sections
66474 and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this
proposed subdivision, together with the provisions for this design and improvement, is
consistent with the General Plan required by Article 5 (commencing with Section 65300) of
Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to
Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government
Code;
4. Instruct the Director of Administrative Services to endorse the Special Assessment Certificate
on the face of Tract Map No. 61811, which indicates that all special assessments levied by the
City have been paid;
5. Instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 61811, which
embodies the approval of said map and the acceptance of the dedications shown thereon; and
6. Instruct the City Engineer to endorse the Agreement for Subdivision Improvements, which
provides for the manner in which various improvements described on Tract Map No. 61811,
and pursuant to the conditions for the final approval of said map for which security has been
APPROVEN
posted, shall be constructed and completed; and to endorse the Statement on the face of Tract
Map No. 61811, which provides for verification of substantial conformance with the Tentative
Map and all provisions of local ordinances and state laws applicable at the time of approval.
BACKGROUND
Tract Map No. 61811 (Condominiums, Milestone at Golden Valley Road) is the last of three
phases of Substantial Conformance Tract Map No. 61811, which was deemed to be in substantial
conformance with the principles and standards required by the Unified Development Code and
approved by the City Council on March 23, 2004. The map consists of approximately 13.5 acres,
is located at the intersection of Golden Valley Road and Robert C. Lee Parkway, and is owned by
Centex Homes, a Nevada General Partnership.
This map is a subdivision of a portion of the southeast one-quarter of Section 30, Township 4
North, Range 15 West, San Bernardino Meridian, and is creating one lot with 52 detached
residential condominium units. Water rights have been secured for the lot. The Quimby fees
totaling $813,234.00, the Transit impact fees totaling $10,400.00, and the Bridge and
Thoroughfare (B&T) fees totaling $825,760.00 (per Eastside B&T District fees) have been fully
satisfied, as stipulated in the Conditions of Approval.
The conditions set by the Planning Division staff have been met and fees have been paid as
indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City
Engineer and is ready for City Council approval and acceptance of the dedications.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
The developer is contributing the following amounts for the purposes described (refer to the
attached Fact Sheet for details):
Bridge and Thoroughfare Fees: $825,760.00
(Eastside District, Account No. 301-4524.001)
Transit Mitigation Fee: $10,400.00
Quimby Fee: $813,234.00
