City Council approve Tract Map No. 67696 (Centre Pointe Marketplace); 2. Accept on behalf of the public the offers of dedication for public use and road purposes Golden Valley Road, the easements for public use and sidewalk purposes, the easements for sanitary sewers and sanitary sewer ingress and egress purposes, and sanitary sewers and appurtenant structures; 3. Make findings as follows:, (a) that this project is consistent with the provisions of Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; 4. Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Tract Map No. 67696, which indicates that all special assessments levied by the City have been paid; 5. Instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 67696, which embodies the approval of said map and the acceptance of the dedications shown thereon; and 6. Instruct the City Engineer to endorse the City Engineer's Statement, which states that the map is in conformance with the tentative map. P'R� E BACKGROUND Tract Map No. 67696, which is a resubdivision of Tract Map No. 42670, was found to be in substantial conformance with approved Tentative Tract Map No. 42670 and granted administrative approval by City of Santa Clarita's Director of Community Development on April 26, 2006, per the Tentative Tract Map No. 42670 Development Agreement. Tract Map No. 67696, consisting of approximately 13.14 acres, is located south of Golden Triangle Road, west of Golden Valley Road, and is owned by Centre Pointe Marketplace, LLC, a California Limited Liability Company. This map is creating seven lots for commercial use. Water rights have been secured for these lots. Trail requirements and Bridge and Thoroughfare fee requirements have been satisfied per the Development Agreement. No Quimby fees are required for this commercial development. A Development Agreement for Centre Pointe Business Park between Spirit Properties Ltd., a California Corporation, and the City was approved by the City Council on April 7, 1998, (Master Case No. 97-124, Development Agreement No. 97-001, Resolution No. 98-45, and Ordinance No. 98-12), and recorded in the office of the Los Angeles County Recorder on June 5, 1998 (Instrument No. 98-951356). The conditions set by the Director of Community Development have been met and fees have been paid as indicated on the attached Fact Sheet. ALTERNATIVE ACTIONS Staff has not identified any alternative actions that would conform to requirements set forth in the Subdivision Map Act. FISCAL IMPACT No new public streets are being dedicated to the City by this map. No impact will be made to the City's street maintenance budget. The developer is contributing the following amounts for the purposes described (refer to the attached Fact Sheet for details): Bridge and Thoroughfare Fees: Paid Transit Mitigation Fee: None Required Quimby Fee: None Required ATTACHMENTS Fact Sheet Exhibit Map FACT SHEET TRACT MAP NO. 67696 Location: South of Golden Triangle Road and west of Golden Valley Road, in the Centre Pointe Business Park. Acreage: Approximately 13.14 acres. Number of Lots: Seven. Use: Commercial. Owner: Centre Pointe Marketplace, LLC, a California Limited Liability Company. Trails/Paseos: Trail requirements have been met by the construction of a Class I bike trail on the east side of Golden Valley Road. Streets: This map is creating no new public streets. B&T Fees: Bridge and Thoroughfare Fee requirements have been satisfied as a commercial development per the Tentative Tract Map No. 42670 Development Agreement. Transit Fees: No Transit fees are required for this commercial development. Quimby Fees: No Quimby fees are required for this commercial development.
