PARCEL MAP 62683 (COMMERCIAL CONDOMINIUMS -
WESTINGHOUSE PLACE) - APPROVAL OF FINAL MAP

RECOMMENDED ACTION
1. City Council approve Parcel Map 62683 (Commercial Condominiums —Westinghouse Place).
2. Make findings as follows: (a) the project is consistent with the provisions of Sections 66424,
66427, 66474, and 66474.1 of the Subdivision Map Act and should be approved, and (b) the
proposed subdivision, together with the provisions for this design and improvement, is
consistent with the General Plan required by Article 5 (commencing with Section 65300) of
Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to
Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government
Code.
Instruct the Deputy City Manager/Director of Administrative Services to endorse the Special
Assessment Certificate for Parcel Map 62683 indicating that all special assessments levied by
the City have been paid.
4. Instruct the City Clerk to endorse the Certificate for Parcel Map 62683, which embodies the
approval of said maps and the acceptance of the dedications shown thereon.
Instruct the City Engineer to endorse the Statement for Parcel Map 62683, which provides
verification of substantial conformance with the Tentative Map and all provisions of local
ordinances and state laws applicable at the time of approval.
BACKGROUND
Tentative Parcel Map 62683 (Commercial Condominiums — Westinghouse Place) was deemed to
be in substantial conformance with the principles and standards required by the Unified
Development Code and approved by the Planning Commission September 6, 2005. The map
APPROVED
consists of approximately 7.7 acres, is located on the northeasterly side of Westinghouse Place,
650 feet southeasterly of Vanderbilt Way, and is owned by Westinghouse Industrial Properties,
LLC, a California Limited Liability Company.
The map is a subdivision of portions of Parcels 5, 6, and 7 of Parcel Map 18789, and creates one
lot with 12 commercial condominium/air space units. Water rights have been secured for the lot.
The site is for commercial purposes only and has no Quimby and Transit impact fee
requirements. Bridge and Thoroughfare fees have been previously satisfied.
The conditions set by the Planning Division staff have been met. The fees and the map have been
checked to the satisfaction of the City Engineer and are ready for City Council approval and
acceptance of the dedications.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to requirements set forth in the
Subdivision Map Act. Other action as determined by the City Council.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. No impact will be made to the
City's Street Maintenance Budget.
