PARCEL MAP 66899 (RESIDENTIAL DEVELOPMENT —
RAVENHILL ROAD) — APPROVAL OF FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
1. City Council approve Parcel Map 66899 (Residential Development — Ravenhill Road).
2. Accept on behalf of the public, the offer of dedication and grant of the right to restrict or
prohibit the erection or construction of any buildings or structures within the flood hazard
areas.
3. Make the following findings: (a) project is consistent with the provisions of Sections 66424,
66427, 66474, and 66474.1 of the Subdivision Map Act and should be approved, and
(b) proposed subdivision, together with the provisions for this design and improvement, is
consistent with the General Plan required by Article 5 (commencing with Section 65300) of
Chapter 3 ,of Division 1 of the Government Code, or any specific plan adopted pursuant to
Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government
Code.
4. Instruct the Deputy City Manager and Director of Administrative Services to endorse the
Special Assessment Certificate on the face of Parcel Map 66899, which indicates all special
assessments levied by the City have been paid.
Instruct the City Clerk to endorse the Statement on the face of Parcel Map 66899, which
embodies the approval of said maps and the acceptance of the dedications shown thereon.
6. Instruct the City Engineer to endorse the Statement on the face of Parcel Map 66899, which
provides for verification of substantial conformance with the Tentative Map and all
provisions of local ordinances and state laws applicable at the time of approval.

BACKGROUND
Tentative Parcel Map 66899 (Residential Development — Ravenhill Road) was deemed to be in
substantial conformance with the principles and standards required by the Unified Development
Code and approved by the Planning Commission on September 18, 2007. The map consisting of
approximately 6.6 acres is located at the northwesterly corner of the intersection of Ravenhill
Road and Pineview Road and is owned by Brooks Daniel, LLC, a Delaware Limited Liability
Company.
The map is creating three single-family residential lots. Water rights have been secured for the
lot. Bridge and Thoroughfare fees totaling $49,590, Quimby fees totaling $28,357, and Transit
Impact fees totaling $600 have been fully satisfied as stipulated in the Conditions of Approval.
The conditions set by the Planning Division staff have been meth. The fees and the map have been
checked to the satisfaction of the City Engineer and are ready for City Council approval and
acceptance of the dedications.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
There are no new public streets being dedicated to the City by this map and thus, no impact will
be made to the City's Street Maintenance Budget.
The developer is contributing the following amounts for the purposes described below:
Bridge and Thoroughfare Fee: $49,590

Quimby Fee: $28,357
(Account 305-4572.002)
Transit Mitigation Fee: $600
(Account 700-4424.010)
