Redevelopment Agency: Authorize the appropriation of $815,000 from available funds in the Redevelopment Agency non -housing fund balance to Account 13400-5201.004. 2. Authorize Executive Director or designee to approve payments up to a maximum amount of $815,000 for the acquisition and for all required costs related thereto and execute all required documentation to complete the acquisition of 24522 Main Street, Santa Clarita, CA 91321 (Assessor Parcel 2831-006-003), subject to review by the Agency Attorney. BACKGROUND In April 2010, the Redevelopment Agency (Agency) entered into negotiations to purchase 24522 Main Street, Santa Clarita, CA. The subject property represents a unique opportunity to acquire property from a willing seller adjacent to other Agency owned property. The subject property is ideally situated at the intersection of Lyons Avenue and Railroad Avenue and is a gateway property into Old Town Newhall. The site consists of 14,690 +/- square feet of property, and includes a 5,000 square foot building, which is currently vacant. This proposed acquisition will facilitate implementation of the goals of the Downtown Newhall Specific Plan and any future development will remove the existing blighting conditions. The subject property is adjacent to the future Old Town Newhall Library and across the street from a full block of property owned by the Agency. Future development of this property will create great synergy for the Agency and Old Town Newhall. A map showing the property site is attached. The purchase price negotiated for the property is $775,000 and an additional $40,000 is needed for title research, appraisal, environmental reports, escrow, and issuance of a policy for title insurance. In addition, this acquisition has been found in compliance with Government Code Section 65402 regarding general plan consistency. ALTERNATIVE ACTIONS 1. Agency may direct staff to cease the acquisition effort. 2. Other actions as determined by the Agency or City Council.
