PARCEL MAP NO. 63252 (RESIDENTIAL SUBDIVISION -
FRANWOOD DRIVE) - APPROVAL OF FINAL MAP

RECOMMENDED ACTION
1. City Council approve Parcel Map No. 63252 (Residential Subdivision - Franwood Drive).
2. Make findings as follows: (a) that this project is consistent with the provisions of Sections
66424, 66427, 66474, and 66474.1 of the Subdivision Map Act and should be approved, and
(b) that this proposed subdivision, together with the provisions for this design and
improvement, is consistent with the General Plan required by Article 5 (commencing with
Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan
adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1
of the Government Code.
3. Instruct the Deputy City Manager to endorse the Special Assessment Statement on the face of
Parcel Map No. 63252, which indicates that all special assessments levied by the City have
been paid.
4. Instruct the City Clerk to endorse the Statement on the face of Parcel Map No. 63252, which
embodies the approval of said map.
5. Instruct the City Engineer to endorse the Statement on the face of Parcel Map No. 63252,
which provides for verification of substantial conformance with the Tentative Map and all
provisions of local ordinances and state laws applicable at the time of approval.
BACKGROUND
Tentative Parcel Map No. 63252 (Residential Subdivision - Franwood Drive) was deemed to be
in substantial conformance with the principles and standards required by the Unified
'PROVED
Development Code and approved by the Planning Commission on January 6, 2005. The map
consisting of approximately 0.6 acres is located on the southerly side of Franwood Drive,
one-quarter mile westerly of Alaminos Drive (west of Bouquet Canyon Road and south of
Copper Hill Drive), and is owned by Manuel and Rosette Keshishian.
The map is creating two single-family residential lots. Water rights have been secured for the
lots. Quimby fees totaling $15,805, Transit Impact fees totaling $200, and Bridge and
Thoroughfare (B&T) fees totaling $15,650 (per Bouquet B&T District fees) have been fully
satisfied, as stipulated in the Conditions of Approval.
The conditions set by the Planning Division staff have been met. The fees and the map have been
checked to the satisfaction of the City Engineer and are ready for City Council approval and
acceptance of the dedications.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. No impact will be made to the
City's Street Maintenance Budget.
