SUBJECT: PARCEL MAP NO. 71196 (RESIDENTIAL DEVELOPMENT —
PLACERITA CANYON ROAD) — APPROVAL OF PARCEL MAP
AND ACCEPTANCE OF OFFER OF DEDICATION

RECOMMENDED ACTION
1. City Council approve Parcel Map No. 71196 (Residential development — Placerita Canyon
Road).
2. Accept on behalf of the public, the offer of dedication and grant of right to restrict or prohibit
the erection or construction of any buildings or structures within the flood hazard areas
designated on the map.
3. Make findings as follows: (a) that this project is consistent with the provisions of Sections
66424, 66427, 66474, and 66474.1 of the Subdivision Map Act and should be approved, and
(b) that this proposed subdivision, together with the provisions for this design and
improvement, is consistent with the General Plan required by Article 5 (commencing with
Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan
adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1
of the Government Code.
4. Instruct the Deputy City Manager to endorse the Special Assessment Statement on the face of
Parcel Map No. 71196, which indicates that all special assessments levied by the City have
been paid.
5. Instruct the City Clerk to endorse the Statement on the face of Parcel Map No. 71196, which
embodies the approval of said map and acceptance of the dedications shown thereon.
6. Instruct the City Engineer to endorse the Statement on the face of Parcel Map No. 71196,
which provides for verification of substantial conformance with the Tentative Map and all
provisions of local ordinances and state laws applicable at the time of approval.

BACKGROUND
Tentative Parcel Map No. 71196 (Residential development — Placerita Canyon Road) was
deemed to be in substantial conformance with the principles and standards required by the
Unified Development Code and approved by the Planning Commission on February 16, 2010.
The map, consisting of approximately 1.4 acres, is located at the southeasterly corner of the
intersection of Placerita Canyon Road and Choke Cherry Lane and is owned by The Davis Trust
dated October 30, 1992, Keith Davis and Christopher Davis.
The map is creating two single-family residential lots. Water rights have been secured for the
lots. Bridge and Thoroughfare fees totaling $17,780 have been fully satisfied, as stipulated in the
Conditions of Approval. Quimby fees totaling $15,769 and Transit Impact fees totaling $200 will
be paid prior to issuance of building permit.
The conditions set by the Planning Division staff have been met. The fees and map have been
checked to the satisfaction of the City Engineer and are ready for City Council approval and
acceptance of the dedications.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. No impact will be made to the
City's Street Maintenance Budget.
