HomeMy WebLinkAbout2011-02-08 - AGENDA REPORTS - PM 61950 APPR (2)CONSENT CALENDAR DATE: Agenda Item: 7 CITY OF SANTA CLARITA AGENDA REPORT City Manager Approval Item to be presented by: February 8, 2011 Chris Price SUBJECT: PARCEL MAP NO. 61950 (COMMERCIAL CONDOMINIUMS — DIAMOND PLACE) — APPROVAL OF PARCEL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Public Works RECOMMENDED ACTION City Council approve Parcel Map No. 61950 (Commercial Condominiums — Diamond Place). 2. Accept on behalf of the public the offer of dedication and grant of the easements for sanitary sewers and sanitary sewer ingress and egress, the offer of dedication and grant of all sanitary sewers and appurtenant structures, the offer of dedication and grant of the easements for covered stormdrain, appurtenant structures, ingress and egress, so designated on the map. 3. Make findings as follows: (a) that this project is consistent with the provisions of Sections 66424, 66427, 66474, and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code. 4. Instruct the Deputy City Manager to endorse the Special Assessment Statement on the face of Parcel Map No. 61950, which indicates that all special assessments levied by the City have been paid. 5. Instruct the City Clerk to endorse the Statement on the face of Parcel Map No. 61950, which embodies the approval of said map and acceptance of the dedications shown thereon. 6. Instruct the City Engineer to endorse the Statement on the face of Parcel Map No. 61950, which provides for verification of substantial conformance with the Tentative Map and all provisions of local ordinances and state laws applicable at the time of approval. APPROVED BACKGROUND Tentative Parcel Map No. 61950 (Commercial Condominiums — Diamond Place) was deemed to be in substantial conformance with the principles and standards required by the Unified Development Code and approved by the Planning Commission on October 18, 2005. The map, consisting of approximately 2.7 acres, is located near the southeasterly corner of the intersection of Diamond Place and Centre Pointe Parkway and is owned by Sky Business Center, LLC, a Delaware Limited Liability Company. This map is a subdivision of Lots 6 and 7 of Tract No. 42670-05; and is creating one lot with 18 commercial condominium/air space units within two buildings. No new construction is proposed for this subdivision. Water rights have been secured for the lot. The site is for commercial purposes only and has no Quimby or Transit impact fee requirements. Bridge and Thoroughfare fees have been previously satisfied. The conditions set by the Planning Commission have been met. The fees and the map have been checked to the satisfaction of the City Engineer and are ready for City Council approval and acceptance of the dedications. ALTERNATIVE ACTIONS Staff has not identified any alternative actions that would conform to requirements set forth in the Subdivision Map Act. FISCAL IMPACT No new public streets are being dedicated to the City by this map. No impact will be made to the City's Street Maintenance Budget.
