APPROVAL OF PARCEL MAP NO. 71384

RECOMMENDED ACTION
1. City Council approve Parcel Map No. 71384.
2. Make findings as follows: (a) this project is consistent with the provisions of Sections 66474
and 66474.1 of the Subdivision Map Act and should be approved, and (b) this proposed
subdivision, together with the provisions for this design and improvement, is consistent with
the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of
Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code.
3. Instruct the Deputy City Manager to endorse the Special Assessment Statement on the face of
Parcel Map No. 71384, which indicates all special assessments levied by the City of Santa
Clarita are paid.
4. Instruct the City Clerk to endorse the Statement on the face of Parcel Map No. 71384, which
embodies the approval of said map.
Instruct the City Engineer to endorse the Statement on the face of Parcel Map No. 71384,
which provides for verification of substantial conformance with the tentative map and all
provisions of local ordinances and state laws applicable at the time of approval.
BACKGROUND
Parcel Map No. 71384 was reviewed by staff and found to be in substantial conformance with the
principles and standards required by the Unified Development Code. It was approved as a
tentative map by the Planning Commission on April 19, 2011. The map consists of
approximately 2.22 acres located at the southeast corner of Magic Mountain Parkway and
Tourney Road. The parcel is built out with existing commercial buildings.

The map is a subdivision of parcel 1 of that certificate of compliance for lot line adjustment
number LLA 04-022 recorded February 4, 2005, as instrument number 05-0269793 of the official
records of Los Angeles County.
Pursuant to Section 66474.1 of the Subdivision Map Act, a legislative body shall not deny
approval of a parcel map if it was previously approved as a tentative map for the proposed
subdivision and if it finds the final or parcel map is in substantial compliance with the previously
approved tentative map.
The parcel map has been reviewed to the satisfaction of the City Engineer and found to be in
substantial conformance with the previously approved tentative map. The conditions of approval
established by the City were also met and fees have been paid as indicated on the attached Fact
Sheet. Therefore, the parcel map is ready for City Council approval.
ALTERNATIVE ACTIONS
Staff has not identified alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. Bridge and Thoroughfare fees
have been previously satisfied.
