City Council approve Tract Map for Tract No. 72039. 2. Accept on behalf of the public the offers of dedication for public use and road purposes; and accept the easements for slope purposes. 3. Instruct the Deputy City Manager to endorse the Special Assessment Statement on the face of Tract Map for Tract No. 72039, which indicates all special assessments levied by the City of Santa Clarita are paid. 4. Instruct the City Clerk to endorse the Special Assessments Statement on the face of Tract Map for Tract No. 72039, which embodies the approval of said map and the acceptance of the dedications shown thereon, and the abandonment of the easements shown thereon. 5. Instruct the City Engineer to endorse the Special Assessments Statement on the face of Tract Map for Tract No. 72039, which provides for verification of substantial conformance with the tentative map and all provisions of local ordinances applicable at the time of approval. BACKGROUND The Tentative Tract Map for Tract No. 72039 was approved by the Planning Commission on April 10, 2013. The map consists of approximately 22.8 acres and is located on Centre Pointe Parkway and Golden Triangle Road. For location reference, see the attached Exhibit Map. QVpROWED The tract map is creating one lot for condominium purposes for 87 residential units. The property is owned by Habitat for Humanity of San Fernando & Santa Clarita Valleys. The tract map has been reviewed to the satisfaction of the City Engineer and found to be in substantial conformance with the previously approved tentative map. The conditions of approval established by the City of Santa Clarita (City) were met and fees have been or will be paid as indicated on the attached Fact Sheet. The tract map is ready for City Council approval and acceptance of the dedications. The offers of dedication include right-of-way and slope easement for a future Golden Triangle Road. ALTERNATIVE ACTIONS Staff has not identified alternative actions that would conform to requirements set forth in the Subdivision Map Act. FISCAL IMPACT There is no fiscal impact by this action, as no new public streets are being dedicated to the City by this map. Transit Fees: The developer shall pay the applicable Transit Mitigation fees at the time of building permit issuance. Quimby Fees: The developer shall pay the applicable Quimby fees at the time of building permit issuance. School Fees: All appropriate school fees will be paid at the time of building permits. M
